In the beginning you will probably be involved in every aspect of your property business, you may have decided to get one or two investment properties and stop, although if this was the case you would not be reading this. Therefore, I expect that you have bigger plans and to achieve them you need to employ some skills that many, if not most, business people either don’t know about or don’t understand.
You can only grow your business if you put people and systems in place which deal with an ever increasing range of tasks, you will not be able to do everything and you should not try. There are many people providing services better than you could do them, and for less money than you could make with the time you save by handing them over. The aim is to develop a team of people that you have a long term relationship with, this may not mean that you happen upon them immediately, you might need to try a few people or companies before you find the right mix. Don’t think that you should be paying these people a wage, many of the services you need will be provided by third party businesses that specialise in their niche. You need to develop as many of these types of relationships as possible rather than employing people particularly in the early days.
If you are really going to grow your business efficiently & effectively you should be asking yourself “who can I get to do this thing for me” rather than “I must get this done”. Your job is to develop the business and keep it going in the direction you have chosen. You should not be so busy that you don’t have periods of time to sit and reflect, allowing your mind to come up with bright ideas for your future success.
You should map out & list all the things that go on in your business and ensure you have worked out who is going to do what, how you will monitor the performance and a simple reporting mechanism so that you know when this are complete. Create routines & check lists to ensure nothing is missed and you are able to head off problems before they arise where ever possible.
